RICS Level 2 & 3 Home Surveys

What is a Pre Purchase Home Survey?

A Pre-Purchase Home Survey provides a clear and detailed assessment of the property’s condition before you commit to buying. The survey report highlights any existing defects as well as potential future issues, helping you understand both the current state of the home and what maintenance or repairs may be required in the coming years.

RICS HomeBuyer Reports (Level 2 Surveys)

A Level 2 Pre-Purchase Survey, previously known as an RICS HomeBuyer Report, provides a comprehensive assessment of the property you intend to purchase.

The survey covers both the internal and external elements of the property, with the Surveyor identifying and condition-rating any issues using a clear green, amber, and red traffic light system. The report also provides an indication of potential repair costs, categorised as low, medium, or high, helping buyers make informed decisions before proceeding.

Full Building Survey (Level 3 Surveys)

A Level 3 Pre-Purchase Survey, formerly known as a Full Building Survey, is the most detailed and comprehensive property assessment available.

The survey provides an in-depth inspection of all internal and external elements of the property, with identified issues clearly condition-rated using a green, amber, and red scale.

Compared to a Level 2 Survey, the Surveyor’s findings, analysis, and recommendations are far more detailed, offering a deeper understanding of the property’s condition, structural concerns, and potential future repairs.

Home Surveys Condition Ratings

Condition Rating 2: Amber
Condition Rating 3: Red

This indicates that the inspected item has a defect that will need repair or replacement, although the issue is not considered serious or urgent.

This indicates that there are significant defects that require urgent repair, replacement, or further investigation.
